While zero down options aren’t available to everyone, there are flexible financing programs that can make homeownership more accessible. If you’re thinking about buying a home in Las Vegas in 2025, this guide has everything you need to know to get started.
Las Vegas Market Overview
Median Home Price: Approximately $480,000 (LVRData, May 2025).
Buyer’s Advantage: Market inventory is rising! This means home buyers have increased options and more negotiating power (LVRData, May 2025).
Down Payment Requirements by Loan Type
Conventional Loans: As low as 3% down for buyers with solid credit (typically 620+). For example, that's a $14,400 down payment for a $480,000 home.
Additional Consideration: Private Mortgage Insurance (PMI) is typically required if your down payment is less than 20%, which can add to your monthly costs but can be removed once you reach 20% equity.
FHA Loans: Require 3.5% down ($16,800), ideal for buyers with moderate credit (580+).
Additional Consideration: FHA loans include an Upfront Mortgage Insurance Premium (UFMIP) of 1.75% of the loan amount, which can be rolled into your mortgage, and ongoing Monthly Mortgage Insurance Premiums (MIP) that typically last for the life of the loan unless you put down 10% or more.
VA Loans: Veterans and active-duty service members can buy with 0% down and no private mortgage insurance (PMI) required.
Additional Consideration: VA loans require a funding fee (unless exempt) that can range from 1.25% to 3.3% of the loan amount, depending on your down payment and military status.
USDA Loans: Offer 0% down for eligible rural areas near Las Vegas, generally requiring a 640 minimum credit score.
Additional Consideration: USDA loans also require an upfront guarantee fee (typically 1% of the loan amount) and an annual fee (around 0.35% of the remaining balance), which add to your monthly payment.

Home At Last: Provides up to 5% in forgivable loans for rural buyers, managed by the Nevada Rural Housing Authority.
WISH Grants: Matches your savings 4-to-1, up to $32,099 towards down payment and closing costs assistance for first-time buyers with low to moderate incomes.
Middle-Income Down Payment Assistance: Grants up to $50,000 for qualifying first-time buyers (note: 2025 funds may be limited, so check for updates).
