Routine summer home maintenance can help Las Vegas homeowners improve energy efficiency, protect their investment, and avoid costly repairs during the hottest months of the year

If you've spent even one July in Las Vegas, you know summer is no joke. Triple-digit temperatures, relentless sun, hard water, and monsoon storms all put extra stress on your home from June through September. The good news is that protecting your home is usually much easier and more affordable than dealing with a major repair after something goes wrong.

A few hours of preventative maintenance now can save you thousands of dollars later, especially during the peak of summer when HVAC and plumbing companies are booked solid and emergency calls come with premium prices. Here are some of the most important things every Las Vegas homeowner should have on their summer checklist.

Start With Your HVAC System

If there is one system you cannot afford to ignore during a Southern Nevada summer, it is the air conditioner. It works overtime during our long summers, so a little preventative maintenance can make a big difference in both comfort and energy costs.

Here in Las Vegas, dust is practically a fact of life. The U.S. Department of Energy recommends replacing air filters more often in dusty environments because clogged filters reduce airflow and make your system work harder. Considering how much we rely on air conditioning during the summer, a clean filter is one of the easiest and most affordable ways to help your HVAC system keep up with the heat.

Take a few minutes to clear debris around the outdoor condenser and gently rinse it with a hose. After dust storms, check again because dirt buildup on the coils can quietly reduce efficiency. It is also worth keeping an eye on the condensate drain line, which can occasionally clog during the hottest months.

Most importantly, schedule your annual HVAC tune-up early. Trust me, you do not want to be searching for an AC technician during the first 110-degree heat wave of the year.

Inspect Your Home's Exterior

Our sunshine is one of the best parts of living here, but it can be tough on your home's exterior. Summer is a great time to walk around your property and look for cracked roof tiles, stucco cracks, faded paint, and worn weather stripping around windows and doors.

Small problems have a way of becoming bigger ones if ignored. That tiny stucco crack may not seem urgent today, but it can allow water intrusion during monsoon season.

Speaking of monsoons, make sure your yard drains properly and that gutters or drainage channels are clear. Monsoon storms can dump a surprising amount of rain in a short period of time, and flash flooding is a very real concern in parts of the Las Vegas Valley.

Give Your Landscaping Some Attention

Desert landscaping is low maintenance, but it is not no maintenance.

Inspect your drip irrigation system for leaks or clogged emitters. A small leak can waste a surprising amount of water before you even realize it is there. As temperatures rise, adjust your watering schedule and follow the Southern Nevada Water Authority guidelines to keep your landscaping healthy while conserving water.

Trim dead branches, remove weeds, and refresh mulch around plants to help them retain moisture. It is also a good time to check your outdoor lighting. Replacing burnt-out bulbs and cleaning fixtures is a quick and affordable way to improve both curb appeal and safety.

Do Not Underestimate Our Hard Water

Living in the desert comes with plenty of perks, but hard water is something most local homeowners know well. Fortunately, a little routine maintenance can help keep your plumbing and appliances in great shape.

Summer is an excellent time to flush your water heater to remove sediment buildup and improve efficiency. Check under sinks for leaks, inspect outdoor hose bibs, and keep an eye out for signs of mineral buildup around faucets.

While you are at it, give your appliances some attention too. Clean refrigerator coils, inspect washing machine hoses for wear, and vacuum your dryer vent thoroughly. Dryer vents clogged with lint are one of the leading causes of household fires and should never be overlooked.

A Few Easy Interior Maintenance Tasks

Summer is also a great reminder to tackle a few quick projects indoors.

Test your smoke detectors and carbon monoxide detectors and replace batteries if needed. Reverse your ceiling fans so they rotate counterclockwise, which pushes cool air downward and helps rooms feel cooler without lowering the thermostat.

These small changes may seem minor, but they can improve comfort, safety, and energy efficiency throughout the season.

Do Not Forget Your Pool

For many Las Vegas homeowners, summer means pool season.

Check your water chemistry regularly, clean filters, and monitor the water level. Las Vegas summers can cause pools to lose a surprising amount of water to evaporation, especially during July and August.

Listen for unusual noises from the pump and keep an eye out for leaks. Staying ahead of small issues is far less expensive than dealing with a major repair in the middle of summer, and it keeps your backyard ready for those hot afternoons with family and friends.
