New-Build Incentives Heating Up as 2025 Fiscal Year Ends in Las Vegas

If you’ve been eyeing a brand-new home in Las Vegas or Henderson, late summer through early fall is prime time. Many national builders push hard before their fiscal year wraps up, which means they often unlock short-lived promotions to meet sales goals. For context, D.R. Horton ends its fiscal year on September 30, Toll Brothers on October 31, and Lennar and KB Home on November 30. This is the season when the biggest incentives tend to appear.
I've personally researched the current new-build incentives offered across the valley so you have them all in one place, saving you time and making sure you never miss an opportunity.
What New-Build Incentives Builders are Offering Right Now (*all incentives are subject to change)
Lennar (Las Vegas area): Running an "End of Summer Clearance New Home Inventory Sale", Lennar is offering a Promotional FHA Loan Program with a temporary buydown starting at 2.75% in Year 1, 3.75% in Year 2, and 4.75% for the remainder of the term (5.512% APR). Buyers can also receive up to 3% toward closing costs on select homes when financing with Lennar Mortgage. These incentives apply to limited quick move-in homes, including those signed August 25–September 1, 2025 and closed by October 25, 2025.
Richmond American: Limited-time loan promotions on select homes for buyers who sign August 18–31, 2025 and close by October 31, 2025 (through HomeAmerican Mortgage). These rotate weekly—funds are limited.
Pulte Homes: Currently offering financing incentives through Pulte Mortgage, including a 3.99% 7/6 ARM option (through November 30, 2025) and a 4.99% 30-year fixed rate (through February 28, 2026) on select homes, along with up to $20,000 in closing cost incentives in certain communities. They also have a $2,000 Design Studio credit for USAA members.
D.R. Horton (Las Vegas Division): Financing promotion through DHI Mortgage that offers 3.99% mortgage rate (4.825% APR) for fixed-rate FHA mortgage with 3.5% down payment or 4.99% mortgage rate (5.672% APR) for fixed-rate conventional mortgage with 5% down payment required. Available on certain D.R. Horton homes in select communities in Nevada. Must contract on or after July 21, 2025 and close by September 30, 2025.
Also offer “Home of the Brave” program—up to $1,500 toward closing costs and options for qualifying military, first responders, healthcare workers, and educators. Valid on contracts January 1–December 31, 2025.
Tri Pointe Homes (Las Vegas): During the Tri Pointe Homes "Right Home, Right Now" event, take advantage of conventional 30 year fixed financing with an interest rate as low as 4.99% (5.232% APR)* on select move-in ready homes or take advantage of up to $50,000 in Free Home Personalization Options from Tri Pointe’s Design Studio (*limited-time incentives on select homes).
Tri Pointe also offers their “Hometown Hero” incentive—up to $2,500 toward Design Studio options for qualifying buyers in participating neighborhoods. Eligible heroes include veterans, active military personnel, firefighters, members of law enforcement, teachers, doctors and nurses.
Century Communities (Las Vegas Metro): Labor Day Sale 2025 advertising a 3.875% (4.827% APR) 30-year fixed with affiliate lender on select homes; some Las Vegas pages also note “up to $50k in incentives”. Terms vary by community and lender.
Toll Brothers (Las Vegas): Limited-time special pricing plus up to $30,000 in savings on select quick move-ins and a 2/1 buydown example with 3.49% first-year rate—offers vary by community and change frequently.
Woodside Homes (Las Vegas & Henderson): “Imagine Happier Bonus”—3.99% for the first 7 years (Conforming ARM, 5.854% APR) on select move-in ready homes that close by Sept 30; they’ve also promoted no-interest payments for 6 months on certain homes.
Note: Builders can update or sell out of these promos at any time, so I always recommend confirming the latest terms directly with their sales team.
